Weekly Kansas City Logistics and Capacity Signals

Logistics demand meets a longer infrastructure timetable.

A major Liberty warehouse commitment illustrates how manufacturing support can translate into industrial demand. At the same time, power additions and highway work have their own delivery schedules. The investment question is whether a particular site can meet its user's needs on time.

Industrial and Logistics

Missouri announced that Wagner Logistics will expand in Liberty into two leased warehouses totaling more than 830,000 square feet, supporting a regional manufacturer and creating 79 jobs. [1] This is a useful example of demand tied to production and distribution, rather than a forecast for every submarket. CBRE reported 2.1 million square feet of Kansas City industrial net absorption in the third quarter, with vacancy falling from 4.5% to 4.1%. [2] Underwrite competing space and tenant requirements at the asset level.

Energy and Mission-Critical Infrastructure

Evergy said its 2026 resource plan informed approximately $1 billion in incremental expected capital for generation needed to serve secured customer agreements, with the associated opportunity primarily beyond 2030. [3] That long-range planning is a regional signal, not a commitment of capacity to an individual property. For mission-critical projects, establish the service scope, cost allocation, and milestones with the utility before relying on a delivery date.

Infrastructure and Access

MoDOT has scheduled an approximately 11-month closure of I-70 in both directions between The Paseo and Van Brunt Boulevard beginning January 11, 2027, weather permitting. [4] Businesses and investors with exposure to the corridor should test freight routes, employee travel, and construction contingencies against that schedule.

Nazir Ventures View

Favor opportunities where tenant demand, utility commitments, and physical access can be matched to a realistic schedule. Regional momentum is valuable context; execution depends on the particulars of each asset.
